Terms and Conditions

    • An initial down payment of 30% of the rental price is required within 3 business days of booking if the reservation is made more than six weeks (42 calendar days) before the arrival date. This booking then becomes definitive.

    • The remaining balance, consisting of the remaining 70% of the rental price, is due at least six weeks (42 calendar days) before the arrival date.

    • For bookings made within six weeks (42 calendar days) of the arrival date ("Last Minute" bookings), the full rental price and deposit must be paid upfront.

      Deposit:

      • A pre-authorization of EUR 1000.00 will be held 1 day before arrival. This will be voided 5 days after departure provided there are no damages or incidental charges.

      Failure to Pay:

      • If the tenant does not meet the payment conditions, the booking will be canceled, and an email confirmation of cancellation will be sent by The Yumi House.

    • 50% of paid prepayments refundable when canceled 28 days before arrival or earlier.

    • 10% of paid prepayments refundable when canceled 7 days before arrival or earlier.

    • 0% refundable if canceled less than 7 days before arrival or for "Last Minute" bookings.

      Cancellation Process:

    • The minimum stay is 11 nights throughout the year. For other durations, please contact booking@theyumihouse.com to discuss availability.

    • Check-in: Between 4 PM and 10 PM. Late arrivals or Sunday arrivals incur a €50 fee.

    • Check-out: Before 10 AM. Late departures may result in deductions from the deposit.

  • The deposit amount will be specified during booking and is due with the final 70% payment. It will be refunded within 14 days, provided there are no damages or deductions for additional cleaning or linen fees.

    • Report any damages or malfunctions within 24 hours of check-in to hello@theyumihouse.com or +34 684 718 552.

    • Unreported damages or damages discovered after departure will be deducted from the deposit.

  • Tenants are advised to purchase travel and cancellation insurance for protection in case of forced cancellation or missed days due to illness.

    • Final cleaning costs are mandatory and specified during booking. The accommodation must be left tidy, including:

      • Dishes cleaned and put away.

      • Oven/microwave and barbecue cleaned.

      • Garbage removed.

    • Failure to adhere to these rules may result in deductions from the deposit.

    • Linens are included in the rental fee.

    • Beach towels: €5 per person (optional).

    • Linen package includes:

      • Fitted sheet, duvet cover, and pillowcase (per person).

      • 2 bath towels (70x140 cm) and 1 hand towel (50x100 cm) per person.

      • 4 tea towels, 2 hand towels, 1 dishcloth per group.

    • Sleeping without bed linen is prohibited.

    • One Tripp Trapp high chair is available free of charge.

    • One baby bed is available at no additional cost.

    • Additional Cots (€20) and high chairs (€10) are available upon request. Tenants must inform The Yumi House at the time of booking if these are required.

    • Guard rails can be installed on the single beds upon request to ensure safety for young children.

    • Tenants with allergies must bring their own bedding and towels.

    • The Yumi House provides high-speed Starlink internet with mesh WiFi coverage throughout the property and garden.

    • While the connection is reliable, occasional interruptions beyond our control may occur.

    • Guests are requested to use the internet responsibly.

    • Pool Cleaning:

      • Weekly in summer and bi-weekly in winter.

      • Cleaning is typically scheduled on Thursdays between 8:00 - 8:30 AM.

      • If any problems arise, please contact us immediately.

    • Guest must:

      • Shower before using the pool to avoid oils/creams contaminating the water.

      • Avoid glass, sharp objects, or other hazards near the pool.

      • Supervise children at all times when near or in the pool.

      • Strictly no diving: the pool depth is only 1.4m.

    • Garden Maintenance:

      • A gardener will visit periodically to maintain the garden.

      • We can inform guests in advance about when the gardener will be there.

  • Occupancy cannot exceed the stated limit. Extra occupants may result in fines or eviction without refund.

  • The Yumi House is not liable for inconvenience caused by nearby construction, noise, or environmental issues.

  • In cases of force majeure, The Yumi House may cancel or amend the agreement, refunding any payments made. Substitute accommodations may be provided when necessary.

    • Guests are responsible for their own safety and must take precautions while using the property.

    • The Yumi House is not liable for:

      • Accidents, injuries, or illnesses occurring during the stay.

      • Loss, theft, or damage of personal belongings.

    • Guests are advised to lock doors and windows when away from the property.

    • Open fires are strictly prohibited due to the high fire risk in dry terrain. Thank you for helping us keep the property and surroundings safe.

    • Guests must use amenities such as fireplaces, air conditioning, and outdoor furniture responsibly.

    • Any damages caused by misuse will be deducted from the deposit.

    • Smoking is strictly prohibited indoors.

    • Guests may smoke only in designated outdoor areas and must dispose of cigarette waste responsibly.

    • Guests are responsible for sorting and disposing of garbage in the designated bins.

    • Improper waste disposal may result in a fee deducted from the deposit.

    • Guests must observe quiet hours between 10 PM and 8 AM.

    • Loud music, shouting, or other disruptive behavior is not permitted at any time to maintain a peaceful environment.

    • Pets, including dogs, are not allowed on the property.

    • Exceptions can only be made with prior written approval.

    • Parties, events, or gatherings are strictly prohibited to maintain the property's integrity and respect the neighbors.

    • Breaching this rule may result in:

      • Immediate termination of the rental agreement without a refund.

      • A deduction from the security deposit
